- Roommates expected to discuss clothing washer and dryer use at scheduled times, to ensure each person can access it, as it takes 2-3 hours for washing clothes and drying.
- Roommates to discuss who cleans kitchen towels, wet clothes, and how kitchen and gas stove top is cleaned, and vent is cleaned.
- Smoke alarm and procedure orientation to be provided to new tenant.

Rent, utilities, and internet breakdown:
- $1,400 rent - private bedroom and bathroom with shared kitchen and in unit laundry facilities. Utilities: hot and cold water, Fortis BC, recycling and garbage services, Telus 1.5GB High Speed Cable internet is included.
- BC Hydro utilities for lights, bathroom fans, heat, A/C is 30% cost portion for tenant (in addition to rent).
- Security deposit: $700
- $2,100 due on signing of residential tenancy agreement and on 1st of the month via INTERAC e-transfer to Landlord
- The security deposit serve as a damage deposit, if you want to sign a fixed term lease agreement.
- Your security deposit of $700 is added to a Statement of Account and serves as damage deposit and cleaning deposit. Owing rent and utilities can not be deducted from a security deposit as per RTB.
- Walkthrough inspection before move-in and on move-out date with Landlord. Condition inspection report from Residential Tenancy Branch (RTB) is used and signed by tenant and Landlord. Hard copy scanned and emailed to you. Security deposit deductions are discussed at Walkthrough inspection on move-out date.
Lease Agreement:
- Fixed lease terms available: 6 mo, 8 mo, 10 mo, 12 mo
- Residential tenancy agreement as per BC Tenancy Act and Residential Tenancy Branch used
- Rent is $1400. Security deposit is $700.
- Snow removal assistance required for winter months from tenant (due to reduced rent).
- Tenant is asked to move all garbage bags, recycling bins, and yellow bag to back alley once every 2 weeks.
- Tenant method of rent payment discussed at signing ie. e-transfer or post-dated cheques
- Free street parking for 1 car available in front of duplex on East 52nd Avenue or St Georges Street.
- Inquire with Landlord on water cost depending on how often you wash your car, if you want to use garden hose and water supply.
Recycling and Garbage:
- BC Recycling guideline on paper provided and online schedule for Green Zone South side.
- Please ensure all recycling boxes and garbage are placed in alley, evening prior to 7am pick up date.
- Garbage is on first come first serve space in black top bin.
- Vegetable chores and fruit cores dispose into plastic bag and into green top bin.
On-site Maintenance:
- Grass cutting on all lawn areas
- Weed removal, leaves racking, concrete pavement sweeping
- Black rail clean up, steel stairs are washed down
- Gardening and landscaping for front garden
- Tree branch trimming and flower peddles sweeped to maintain clean appearance.
- Garbage and Landscaping green bins and recycling bins are moved from rear concrete pavement to back alley one day prior to BC Recycling / Garbage pick-up, and returned to rear concrete area for tenants to pick up.
- Amazon or Canada Post Express delivery packages on arrival to unit are texted to tenant for pick-up.
- Incoming mail to shared locked mailbox are texted to tenant for pick-up.

Storage Space:
1. Tenant to use closet floor to store items in bedroom.
2. A small suitcase can be placed on main level. Tenant needs to buy a Walmart rug to protect floor.
3. This is not a "downsize unit" for tenants who own a lot of things and want to order sporting equipment or moving out of a condo with a lot of personal items.
4. Tenant is responsible for renting a private Storage Locker on Marine Drive and paying a monthly fee to store excess personal items.
Lawn and black gates:
- Tenants are welcome to sundry "pillows" and "blankets" during Summer months to air dry in sunshine.
- Tenants are welcome to use black railings for camping tenants and other REI items.
- Tenants are welcome to set up patio table and chairs for eating outside on front lawn.
- Please note: Gardener and grass cuting service cuts grass once every two weeks starting May - Aug on Monday mornings. Tenants to clear out all items, so access is provided to paid landscapers.
