Looking for a workshop/garage and yard for rent (Vancouver)

I am looking for a private workshop/garage for rent along with a yard space. Ideally, it would be located in East Vancouver, preferably something off of Kingsway. But I am ok with most of Vancouver as well.
I operate a small online plant and pottery business and would be looking to use the space for my operations. There would be NO onsite customer visits. I could limit my time in at the space between 9 am and 7pm if that's preferred.
If you have an unused garage/workshop and yard, this could be a convenient source of supplementary income. I have a modest budget but I am open to the right price if the space is right.
