This private 1960sqft single level home is located on 2.16 acres of land on Ruxton Island BC. The house is built on concrete pads poured into the blasted clean rock. Huge beams support the 2x6 construction throughout. This home was professionally constructed to plans and inspected, it can be had on a mortgage. The homes layout consists of a central 36 foot round six sided open concept living area flanked by two rectangular wings. The central room contains the kitchen, living room, dining room, library , laundry and guest sleeping loft. The east wing has the large master bedroom with walk-in closet, pass through main bathroom, south foyer and a pantry. The west wing is a large games room compete with dry bar and banquet seating. The games room can easily be turned into an additional two bedrooms. We hired a DJ for the last "End of Summer Dance Party" , 45 neighbours showed up to dance in the the night away.

Water is automatically collected off the metal roof and biologically filtered and deposited into cisterns using a gravity system. There are three cisterns. 12,000L for household water, 3,600L for drinking water and 20,000L for garden water. These can be collected and filled in a few rainy days and will last the year easily.

The original owner used dynamite to blast and level out areas of the property. There are many paths and additional building locations readily available to develop and explore. This terracing can be seen in the garden where the main plot is a lined hole blasted 6 feet into the sandstone to hold the soil and water.. Large raised gardens include 7 mature apple trees with many varieties grafted on, a fig tree, a large plum tree, a lemon tree, two peach tress, two hazelnut trees, a chestnut tree, an olive tree, concorde grape vines, kiwi, blue berry, raspberry, hask-up berry, salal berry, strawberry, perennial greens and more. Approximately 1 acre of the land is untouched.

Home sale includes a 1999 Mitsubishi mini truck to haul your belongings and friends as well as a moored boat.

Ruxton Island is a 10 minute flight from Vancouver Airport or can be accessed by boat. It is three islands south of Gabriola Island. Water access to Degnen Bay on Gabriola Island or Ladysmith B.C. is common. Less than a dozen people live on the island during the off season making it very private. A small pathway runs around the island which you can walk in about an hour. There are multiple beaches around the island and great inlets for people to visit by boat.
