Our small but large property management company is seeking a "working" property manager for two buildings, over 100 units (to start). Someone who is willing to roll up their sleeves when necessary and help get the job done, no task is too small. This isn't a 9-5 office job but more on site and then driving to office to submit paperwork. Below is some of the experience we'd love you to have:
- renting rooms/units, listing them for rent, scheduling viewings and 'selling' the unit
- understand the basic laws of RTB, some arbitration experience is an asset
- managing a rent roll
- know what it entails to have a tenant move out, prep the room for new tenant and get it re-rented
- basic maintenance knowledge to solve small problems, know when to call a specialist
- willingness to get hands dirty, like build furniture when needed, unplug a toilet, possibly clean if a cleaner bails on you and so on
- overall problem solver, someone who anticipates the next move and helps make the team and buildings more resourceful
Must need:
- working use of English language, knowing property management terminology would be nice
- functioning car and clean driving record (will be compensated for gas/mileage)
- some property management or real estate experience is helpful but quick learner will do
- if you deem yourself a quiet person, unlikely this would work out, need someone who isn't loud but also can speak clearly and have an opinion
- if you enjoy being organized and scheduled, that'll be super helpful
- experience with excel is helpful
- must be able to work weekends when necessary
- must answer the phone when tenants call even if after hours. can interpret an emergency from a non-emergency and escalate if necessary
