We are looking for a full-time (live-out) Building Manager
Job Overview
We are seeking an experienced Building Manager to join our team and oversee the day-to-day operations of 78 to 125 unit building, located in the West End.
Strong communication, organizational and interpersonal skills is a must. Previous building management experience is preferred.
Key Responsibilities
Tenant Relations:
• Handle tenant inquiries, complaints, and requests promptly and professionally.
• Maintain positive relationships with tenants.
• Enforce lease agreements, including rent collection, increases and notices.
• Communicate important information, such as maintenance schedules and policy changes.
Property Maintenance:
• Communicate any repair requests to the maintenance team.
• Provide access to contractors and maintenance staff.
• Perform routine building inspections to identify and address maintenance issues.
• Ensure the property is safe, clean, and well-maintained.
Leasing and Vacancy Management:
• Advertise vacant units to attract prospective tenants.
• Screen applicants, conduct background checks, and verify references.
• Prepare and execute lease agreements.
• Complete move-in and move-outs, including inspections and calculating security deposit returns.
Safety and Security:
• Implement and enforce safety and security.
• Address security concerns and maintain a safe environment for residents.
• Coordinate emergency response procedures and be available for any building emergencies.
Building Regulations and Compliance:
• Maintain accurate records of all property-related activities.
• Document maintenance requests, repairs, and lease agreements.
• Keep records of tenant communications and lease renewals.
• Prepare and submit regular reports to the property manager.
• Provide updates on property performance, concerns and maintenance.
• Provide relevant documents and attend any Arbitration related to the property
Leadership:
• Must be available for after-hours emergencies and coordinate emergency response teams when necessary
• A Team player who can collaborate with colleagues and residents.
• Recognize and communicate any process improvements which can help the performance of the building.
• Assist in any Adhoc tasks as needed.
Professional Skills:
• Must have computer skills necessary for the role.
• Familiarity with the Residential Tenancy Act is highly desired.
• Excellent verbal and writing skills is a must.
