Position Overview
We are seeking a highly self-motivated and proactive Residential Daytime Building
Manager to oversee the day-to-day operations of a multi-building strata property in
Burnaby, BC. The complex consists of one high-rise tower, two low-rise buildings,
moderate outdoor common areas, and a basement parking facility.
The successful candidate will combine strong organizational and basic project
management skills with hands-on capability and a practical problem-solving mindset.
While not expected to be a specialist in every trade, the Building Manager must be able
to accurately assess and triage issues, coordinate qualified support, and ensure the
property is well maintained, safe, and compliant with strata bylaws and the BC Strata
Property Act.
This role requires professionalism, accountability, sound judgment, and the ability to
work independently while coordinating closely with the Strata Council and Strata
Property Manager.
Key Responsibilities
Building Operations & Maintenance
• Conduct daily walk-throughs of the high-rise, low-rise buildings, outdoor common
areas, and basement parking to identify maintenance, cleanliness, safety, and
security concerns.
• Perform minor hands-on repairs and routine maintenance tasks (e.g., light fixture
changes, minor plumbing adjustments, hardware fixes, common-area touch-ups).
• Troubleshoot and accurately diagnose general technical issues across building
systems including HVAC, plumbing, electrical, elevators, fire/life safety systems,
irrigation, parking gates, and access systems, and determine the appropriate level of
intervention.
• Engage, schedule, and supervise qualified contractors and trades when issues fall
outside the scope of in-house repair.
• Assist in developing and maintaining preventive maintenance schedules for building
systems and common property assets.
• Maintain accurate and organized records of maintenance activities, inspections,
deficiencies, contractor visits, resident concerns, incidents, and resolutions.
• Monitor and maintain inventory levels for basic building supplies, maintenance
materials, and janitorial products.
