Looking for 1 bedroom or studio between UBC and SFU (Commercial Broadway)

My partner and I are looking to rent a place in between UBC and SFU starting near the end of august. We are hoping to take city transit, so ideally we would be looking for somewhere near Commercial and Broadway.
I am going to SFU for engineering science and my partner is doing his third year at UBC in biochemistry and chemistry. We are very respectful, do not have pets, do not smoke, drink, party or vape and we value tidiness. We love hiking, climbing and I am a musician. We are very excited about our move to the big city!
