Applicants must be capable of (but not limited to)

•	Minor repairs
•	Liaison with trades
•	Painting
•	Pool Maintenance
•	House Cleaning (with the assistance of cleaners)
•	Computer knowledge (MS-Word & Excel)
•	Must work most holidays
•	Excellent command of English (both written and oral)


This salary for this position is $80 000/year ($3333/month per person) plus a beautiful free one bedroom suite within the home, free phone, cable, internet and parking. The managers will also have a separate office to conduct business from. A small pet is ok.

Responsibilities include, but are not limited to, rent collection and depositing of rents, follow up on overdue rents, administration, dealing with tenant complaints and handling emergencies. <description><![CDATA[We are currently looking for a couple as resident caretakers for a strata complex in Richmond.<br>
There are 130 units in two low-rise buildings. <br>
There is recreation area, and a meeting room, two guest suites and workshop. <br>
The amenities include a workout area and a hot tub.  The hot tub water must be tested daily and if necessary balanced to meet regulated standards for safe and sanitary operation.<br>
The position comes with a nice 1 bedroom suite; the rent is $500 per month including all utilities. This rent is negotiable. <br>
The couple is responsible to keep the complex clean and well maintained. This includes mopping the two medium sized lobbies, vacuuming the halls and elevators of both buildings, sweeping the outside areas and other small necessary handyman jobs around the buildings.  <br>
The couple must be able to work with the trades. <br>
The couple must be able to communicate clearly both in verbally and in writing. Strong communication ability is a pre-requisite for this position. <br>
The resident caretakers will answer to the council and to the property manager but have to realize that this is a complex mostly comprised of resident owners as compared to tenants in a rental complex.<br>
<br>
Applicants should have office skills that include computer familiarity with MS Word, MS Excel, MS Outlook. These are very necessary and part of the daily requirements for this position. <br>
Applicants should be flexible in the hours they are willing to work. The office hours are 8:00 – 5:00 Monday through Friday with one hour for lunch.  Caretaker availability may be asked for during off hours and some days off, for emergencies. These requirements can be discussed with council and the property manager.<br>

Reporting to the Senior Property Manager, the Strata Manager is the primary link between the Management Company (C&C) and its client strata corporations and is accountable for the management and control of assigned properties. Major responsibilities including researching, developing, recommending and implementing a wide variety of action/work and maintenance programs as assigned by the strata council members; assisting with the preparation and administration of a number of budgets simultaneously, providing an advisory service to the strata corporation, strata council, strata lot owners, real estate professionals, buyers, appraisers and members of the legal profession, on matters pertaining to property and strata management; writing strata council and general meeting minutes and letters or reports on behalf of the strata corporation; preparing disclosure documents such as the forms found in the Strata Property Act and attending to any filings at the Land Title Office; representing C&C at meetings of the strata council, strata lot owners and/or the strata corporation at a variety of external meetings with consultants (including court or other quasi-judicial hearings) and, maintaining and updating databases used by the company. <br>
<br>
The Strata Property Manager has the personal credibility and flexibility, which allows successful interaction with strata lot owners, the strata council, service companies, trades, professionals and agencies. Critical to this position is the ability to successfully lead the strata corporation and to cultivate a positive image of C&C within the strata community.<br>
<br>
This position involves flexible working hours as preparation and attendance at evening or weekend meetings is required.<br>

</b></font><i><font color="green"></i></font><font color="black"> Our client, a progressive commercial real estate investor and developer located in downtown Vancouver, is seeking a Building Engineer for Vancouver's newest and largest tower.

As Building Engineer, this position will oversee the general operation and mechanical systems associated with a large new building consisting of Hotel, Residential and commercial. Reporting to the Commercial Property Manager, this job encompasses a variety of duties.   

General Duties include:
•	Reporting to Commercial Property Manager and Maintenance Supervisor on all operational matters 
•	Supervising Maintenance and Janitorial Staff and monitoring Security personnel
•	Overseeing the main property’s mechanical systems (DDC, Geothermal Plant, Heat Pumps, Fire Panel / Sprinklers, etc.) and working in cooperation with the Hotel Operation
•	Supervising and coordinating all contracted services (except Hotel & Strata)
•	Repairing and maintaining building facilities and equipment on a scheduled basis and monitoring problem areas. Reviewing major work with Commercial Property Manager prior to ordering remedial work. Following the maintenance program on scheduled inspections and servicing of all mechanical systems and building components, to ensure uninterrupted services. Maintaining required equipment records
•	Obtaining quotes from contractors, as directed by Commercial Property Manager, and follow through with repairs
•	Ensuring all safety and security systems are operating, inspected and repaired as per recommended or required frequency
•	Ensuring emergency systems or procedures are operated and maintained as required by government regulations (e.g. emergency generator, emergency lighting, sprinklers, elevator communication, swingstage, evacuation, etc.) 
•	Submitting monthly Status Reports and Scheduled Maintenance Reports to the Commercial Property Manager & Maintenance Supervisor
•	Recording all Building Deficiencies found or reported and submit to Commercial Property Manager and following up with Construction Company on completion
•	Completing and submitting incident reports as required
•	On-call by phone & pager for after-hours emergencies and coordinating if necessary
•	This list sets out the basic duties required by the Chief Building Engineer to complete. Other standard duties, which are expected of a Chief Building Engineer, will also be required to be completed. Additional duties may be added or changed from time to time as required.
•	A 4th Class Engineer's Ticket is MANDITORY for this position.
